Title
Inspection
(MTI):
The sole purpose of this inspection is to obtain mortgagee title insurance. It
is a location of improvements and cursory check for violations or encroachments
onto or from the subject property based on existing but not necessarily
confirmed evidence. This does not constitute a boundary survey and is subject to
any inaccuracies that a subsequent boundary survey may disclose. No property
corners will be set and it should not be used or relied upon for the
establishment of any fence, structure or other improvement. No warranty of any
kind is extended therein to the present or future owner or occupant.
Not Transferable! _____ Boundary Survey: A boundary survey of the subject property will be made and the property corners will be located or set and conspicuously marked. The resulting document will be recorded in Office of the Register of Deeds upon payment of our fees. The service will get the owner what is needed for building permits, zoning changes, lots splits, etc. We can do an MTI (above) at the same time for a reduced fee.
_____ ALTA (American Land Title Association) Survey: Primarily for Commercial loans, this type of survey shows all improvements and how easements and other title issues affect the property in question. The purpose is to give the borrower and their lender a complete picture of the property.
_____ Monument Search: The purpose of this service is to search for any existing “iron” that may already be at or near the boundary corners. The fee is for our time, not for the results. There is no guarantee that anything will be found and there is no guarantee that what is found is “true and correct.” The owner assumes all risks associated with and arising from using anything found and marked. This service is insufficient for building improvements, lot splits, variances, etc. The cost of this service will be absorbed into the Boundary Survey (above) if the boundary survey is ordered immediately after the results of this service are known.
_____ Other:
The survey company reserves the right to terminate work on a Mortgagee Title Inspection, if it determines that meaningful results can not be expected from this type of service. The suitability of any particular property as the subject for a Mortgagee Title Inspection may not be determinable until after work is in progress. The survey company assumes no liability for delays resulting from weather or other factors beyond their reasonable control. The client(s) hereby understand and agree that if said fee and billing arrangements are not complied with and this account is not paid within thirty (30) days from original invoice date, interest at the rate of 1½% per month shall commence to accrue on the unpaid balance until said account is paid in full. The client(s) hereby state that all information above stated is true and correct to the best of my knowledge and the client hereby approve of the fee and billing arrangements as appear on this page.
